Depending on the type of property and submission work involved, the costs of the needed documentation alone can cost anywhere from $3450, and up to $10000 or even more. These are submissions for the FSSD, LEW, LP(licensed plumber), PE endorsement for air con works, PE endorsement for structural (any wall hacking works), and works that involve the sprinkler system. The rest of the costs are dependent on how extensive the works are for the space.

What can I do if I have a tight budget to renovate my commercial space?

Having a very tight budget is not very good when going through renovation. Getting a space that is ready for use is the best solution for this. But we take it that you have taken the place on impulse. If it’s a bare unit, you have a lot of work to do. You can start off with sourcing for an architect who can do the FSSD submission for you, if you are erecting any partitions in the space. Keep your costs low and do not erect the partition up to the ceiling. This is to avoid the sprinkler which is usually there. If you do not do this, there will be additional costs for the sprinkler works. Next you need to find for an electrician who can provide the LEW as well. Than you need to figure out what type of low cost flooring is the best for your space.

How can I calculate the costs first before committing to the rental of a commercial space?

You also need to gather more information from the MCST, and get the fitting out manual from them. By doing above, you can prevent yourself from overspending and also have a better grasp of the costs involved.

Yes, you can manage the renovation works on your own. Provided you have the time to source for the sub-contractors that are needed and also time to manage the project. Do also bear in mind that sub-contractors that you source out for may or may not deliver the job well. And if you do not have any prior experience, the learning curve can be quite steep.

You can approach a main contractor and pay them for their consultation. These fees are usually based on hours. It may cost a few hundreds but will save you thousands if you made a wrong decision.
